Note that a number of properties on this site are private advertisers and so you will be corresponding directly with the owners in these cases this will be evident from the email addresses. In these cases you must refer to the terms and conditions for the particular advertiser. We are in no way connected with or take any responsibity for arrangements made with our third party advertisers.

How to make a reservation with Us.
In order for us to accept your booking your party leader must read these conditions. The person who makes the booking does so on behalf of all the members of the party and binds them jointly to these terms and conditions. When you ask us to confirm your booking we will allocate you your chosen property and confirm your reservation. All payments are to be in £ sterling or US$ unless otherwise agreed.

Initial Payment .
At the time of your booking you will be asked to pay an initial deposit of 25% of the total cost of the property. Deposit payments should arrive promptly, within three days of our making the reservation unless otherwise arranged. This payment is your only commitment until 6 weeks prior to your departure when the balance should be paid.

Payment of Balance.
The balance of the holiday cost must be paid at least 6 weeks prior to departure. Please ensure that payment is made within that time otherwise we reserve the right to treat your booking as cancelled. If you arrange your holiday within 6 weeks of travelling then full payment is due with your booking. Where a property is held with a deposit rather than full payment and where payment is in a currency other than british pounds then we reserve the right to adjust the final payment in the case of adverse currency fluctuations.

Insurance.
Holiday and travel Insurance is essential for your own protection and we strongly recommend that you and all members of your party be suitably insured.

Party Size .
At no time must any more persons occupy a property than stated on the booking form, except with prior written agreement. Property owners or their agents reserve the right to refuse admittance if this condition is not observed.

Problems with property.
If you have a problem during your holiday, immediately inform the Local Agent who will then endeavour to put things right. If you fail to do this at the time we cannot accept responsibility, as we have not had the opportunity to investigate and rectify the problem. Problems afecting your stay will always be treated with the upmost urgency although there may be times, Weekends and Fiestas when repairs may take longer.

Occupancy.
Your accommodation is available from 4pm on day of arrival and must be vacated by 10am on day of departure. The maid needs this time to prepare the accommodation properly for incoming guests. However if circumstances permit these times may be varied, but this must be pre-arranged

Arrival.
Immediately upon arrival at your holiday home please familiarise yourself with the layout
of the property and identify any potential hazards e.g. unexpected steps, slippery
surfaces etc. Please also read fully the information sheets provided with the house directions. You should inform us immediately if there are any problems with the property.

Breakages and Damage.
We don't request a security deposit, but we do trust you to report any breakages or damage to our local agents/housekeepers on location. You will be required to pay for any repairs or replacements as necessary.

Safety.
The owners and their agents cannot be held responsible for personal injury or accident however caused and therefor advise guests have full holiday insurance.

Property Standards .
We have carefully selected and inspected all the properties that we advertise and we endeavour to maintain high standards. However, inevitably, items break or require maintenance, therefore please be aware that you may encounter maintenance staff and gardeners during your stay. Please also remember that these are people's homes - please leave the villa in a reasonably clean and tidy condition. We reserve the right to charge for extra cleaning if necessary.

Heating.
All properties have winter heating, this may either be by calor (butane) gas heaters, oil filled radiators and/or log fires. Logs for fireplaces may be purchased locally at an extra cost (where applicable).

Pools.
Most are maintained and in commission all year round (a few are in use from Easter to the end of October). Some guests do swim in the winter months even though the water does tend to be on the cold side from November through to the end of March. Sometimes pool equipment breaks or needs maintenance. We cannot be held responsible if a pool is not in commission due to circumstances beyond our control though every effort will be made to solve any problem as quickly as possible. Use of swimming pool is at guests own risk and we specifically request the supervision of children at all times whilst in the pool area

Included in cost.
Pool and garden maintenance, Local information pack and maps, All water and electricity, All local and other taxes, All bed linens, Cots / High Chairs (by arangement).

House keys and property use.
You are responsible for the keys whilst they are in your possession and for their safe return to the owners or their agents. Our information pack may include certain instuctions relating to your property and the safe use of equipment etc these should be followed.

Car Hire and flights.
The owners or their agents neither own nor is afiliated with any airline or car hire companies. Any contract guests may make with third party companies reccomended by us do not asume any responsibility on the part of the owners or their agents.

General .
General. All our houses are traditional and rural properties. They are prepared with every care, but remember they are private houses and not hotels. They are taken at guests own risk and the owners or their agents are not liable for damages or injury to person or any property belonging to any person. Disputes are referred to Spanish law.

Descriptions & Website accuracy.
All information contained on our websites has been compiled from up to date details and
we have taken care to ensure its accuracy. There may however be occasions when an
advertised facility is either modified or unavailable. Such situations may be dictated by local circumstances, necessity for maintenance, local construction work, water shortages, adverse weather, fuel shortages, power cuts or other circumstances beyond our control. If we areadvised of this, we will of course inform you as soon as possible, but we cannot be held liable in such circumstances.

Alternative Accommodations.
We reserve the right to provide alternative accommodation if due to circumstances beyond our control a property is unavailable for occupancy. In these circumstances the alternative accommodation will be comparable to the property contracted. In certain circumstances when we are unable to offer alternative accommodation, and at our own discression, we may pay for emergency accommodation, the total cost of which will not be more than the cost of the contracted accommodation.

Acceptance of Terms and conditions.
Full payment or payment of the deposit itself indicates acceptance of the above terms and conditions, which form a contract between you and the property owners or their agents.
